Deck, Balcony, or Walkway Defects

Improperly designed and/or constructed decks, balconies and walkways can not only lead to water intrusion into the exterior walls of a residential or commercial structure, it can also lead to a health safety hazard by undermining the strength and integrity of the deck, balcony or walkway. Decks, balconies and walkways must be properly sloped so that water drains away from the exterior walls of the structure and must be properly waterproofed in order to avoid water damage to either the structure or the decks, balconies and walkways. Ponding on decks, balconies or walkways or stains at, under or adjacent to decks, balconies and walkways are typical indications of potential construction defects. Furthermore, decks, balconies, walkways and stairways must have code compliant railings and must otherwise be structurally adequate to resist the weight of a person. Problems with decks, balconies and walkways can impair accessibility to a building so that such defects can warrant damages for relocation to alternate premises, loss of use of defective premises and related damages.
